She manages the apartments at Sallenbachstrasse 25 and is responsible for all matters.

Outside of office hours:

House maintenance

The building maintenance staff are normally on site 1-2 times per week to clean the property. At the same time, they also check the functionality of the infrastructure.

For other tasks (special cleaning, technical repairs, complex gardening work, etc.), the Property management company can call upon the building maintenance staff or third parties.

Please note that the building maintenance staff is not your contact person.

For all inquiries, please always contact the Serviceportal or your contact person at the Property management Schaeppi Grundstücke.

Owner

The Boschetti-Fanger family, together with another private owner, has the building designed by the architectural firm "Steib Gmür Geschwentner Kyburz Partner AG" a multi-family house with three entrances and a total of 44 apartments was designed and built.

We own the property at Sallenbachstrasse 25, which contains 11 apartments, and we maintain this website. The other owners own the remaining 33 apartments located at Birmensdorferstrasse 448/450.

Airbnb

We would like to inform you that you are not allowed to rent out your apartment via Airbnb. This is stated in your rental agreement.

B

Barbeque

Barbecuing on balconies is permitted with a gas or electric grill, provided appropriate consideration is shown. Particular attention should be paid to minimizing smoke.

Basement compartment

All basement storage units are equipped with a power outlet. This allows the operation of a freezer or other electronic devices. The electricity consumed will be charged to the respective apartment.

Please always lock the entrance doors to the basement storage units, thank you.

Bike cellar

As a tenant, you have the option of storing your bicycle in the bicycle storage room. This room is exclusively for storing bicycles, trailers, or scooters.

Birds

Please refrain from feeding the birds. The local birds find enough food. Bird droppings contain acidic substances and attack the surface of building facades. Feeding attracts more and more birds to the area, which then soil sidewalks, vehicles, and awnings or sunshades.

Burglary

In the event of a break-in – which we all naturally want to avoid – we ask you to take the necessary steps as quickly as possible:
- Inform the police (without a police report, the insurance company may refuse to cover the damages incurred).

Drying room

For delicate garments that you don't want to dry in your tumble dryer, the drying room in the basement is available. You can reserve the drying room in the online reservation calendar. If you don't yet have access to the reservation calendar: here apply online.

Please reserve your time slot so that your laundry is no longer hanging up after your appointment. This allows the next users to take over the drying room promptly. Please always reserve, even if it appears to be free. Otherwise, someone else might make a reservation and find the room occupied. Please leave the drying room clean, thank you.

Extra costs

In addition to the net rent, tenants also pay the ancillary costs attributable to their rental property.

General parking spaces

Bicycles, mopeds, and strollers must be parked in the designated areas. If a garage is included in the rental, the area in front of it may not be used as a parking space.


Green waste collection

A green waste container is available for household waste. Please adhere to the following regulations to prevent unpleasant odors.

What belongs in the green waste container:
Citrus fruits, fruit and vegetable peelings, eggshells, egg cartons, coffee grounds, houseplants, garden waste.

What does not belong in the green waste container:

Cat and small animal droppings and litter, fish and meat waste, coffee capsules and tea bags, cigarette and barbecue ash, disposable tableware.

Garden seating area

The garden seating area is available to all tenants of the property at Sallenbachstrasse 25.

During the warmer months, we place a Tennis table, a folding garden table and a parasol base. These items remain there permanently throughout the summer season.

Additional items such as extra tables, chairs, tent pavilions, games, a children's pool, etc., are located in the stroller room. A cable reel and a hose reel are also available in the garage near parking space 06. Please feel free to use them all.

When playing table tennis or other ball games, we recommend leaning the inflatable air mattresses against the lowest balcony as impact protection. These are located in the bicycle storage room.

When leaving the premises, please put the items you brought from the stroller room back in their original positions, thank you.

There is a power outlet at the small pillars in the hedge area of ​​the garden seating area.

You can reserve the garden seating area in the electronic reservation calendar if you wish to remain undisturbed with your guests. Otherwise, it is freely accessible to everyone.

Garage

Only your vehicle may be parked in the rented parking spaces. The fire department prohibits storing other items in the garage.

Tenants are responsible for cleaning their personally rented garage space. All tenants, even those without a car parking space, have access to the garage from both inside and outside using their house key.
If the garage door cannot be opened, please refer to the notice at the control unit (to the right of the garage door).

The garage also serves as an escape route.

House key

Your house key also gives you access to the basement, drying room, bicycle storage, stroller storage, garage and mailbox.

If you lose your key, please inform the property management company immediately. They can explain the next steps.
Often, the costs for a lost key are covered by your home insurance.

Important: For legal reasons, the property management company, building maintenance staff, and owners are not permitted to manage or possess duplicate keys.

Internet

For internet and TV, you have a fiber optic connection in your apartment with a number ID located in the distribution cabinet. This is located in your apartment's utility room. You can use this number to activate your internet connection with a provider.

Liability

The Property management requires tenants to take out private liability insurance. This ensures that any damage that may occur in the apartment is covered by the insurance.

Lift

The elevator is generally for passenger transport. For safety reasons, heavy or bulky items may not be transported. Use of the elevator is prohibited in case of fire or smoke.

Loss of keys

Packages

The tenant is responsible for ordered packages. Occasionally, delivered packages are stolen from in front of the building entrance, from the mailbox, or even in the stairwell. The Property management / Owner accepts no liability for this. Postal rules.

Pets

Dogs are not allowed. Of course, your guests are welcome to bring their dogs; holiday stays are also permitted. Cats are only allowed inside the apartments. Smaller pets (budgies, guinea pigs, ornamental fish, etc.) may be kept without written permission from the property management.

Reservation calendar

In the reservation calendar, you can reserve a time slot for the drying room, visitor parking, and garden seating. You can find the corresponding link and QR code here apply online.

You will then receive the access codes as well as instructions for installation on your PC, smartphone and tablet.

Snow removal

The building maintenance team clears the snow in front of the garage and sidewalk every morning and evening. During the day, further heavy snowfall may cause obstructions or icy conditions. Despite all precautions taken by the building management, we accept no liability for accidents.

Sallenbachstrasse is a private road, therefore the City of Zurich does not automatically remove snow from the sidewalks and street. For this reason, all Property owners on Sallenbachstrasse have entered into a cleaning and snow removal contract with the City of Zurich, proportionally based on their share of the property.

However, it should be noted that snow removal priorities are strictly regulated: access to hospitals, fire stations, main traffic arteries, etc. Therefore, in the event of heavy snowfall, Sallenbachstrasse may not be cleared until around noon.

Stairwell

The stairwell serves as an escape route in case of fire. Therefore, no objects may be placed in front of the apartment door.

Stroller room

As a tenant, you have the option of storing your stroller in the stroller room. This room is lockable and is exclusively for storing strollers.

It is reserved for the property management or building maintenance – depending on the use of the space – to store cleaning supplies or replacement materials for the various infrastructures there.

Please always lock the room when leaving, thank you.

Sublet

Rental income from subtenants is generally permitted. However, the subtenants must be reported to the Property management company by name.

We recommend initially limiting the sublease period in writing to a maximum of two years. It can then be extended as needed. If the sublease period is not limited in writing, subtenants have full rights to request an extension if the main tenant terminates the lease.

The main tenants are in any case liable to the Property management for outstanding payments and for damages to third parties.

Sun blinds

In bad, windy weather, please retract the awnings in good time. Please also check the weather forecast, especially if you will be away.

Table Tennis

During the warmer months, a table tennis table is available for general use in the forecourt.
Installation instructions


When playing, we recommend leaning the inflatable air mattresses against the lowest balcony as impact protection. These are located in the bicycle storage room during the summer months.

Please reattach the protective cover to the table tennis table after use and push the table back to its original, wind-protected location.

Termination

Termination dates: End of every month (except December)
Landlord's notice period: 3 months
Notice period for tenants: 3 months

The tenant's notice of termination must be sent by registered mail. It is valid if it arrives at the landlord's/property management company's office or is ready for collection at the post office no later than the last day before the start of the notice period. If the lease agreement was concluded with multiple tenants, the notice of termination must be signed by all tenants.

We would like to ask you to also inform the owners of your notice of termination via a brief email. This is not about the reason for termination, but simply to let them know that an apartment is becoming available.

Theft

The property management/owners are taking every possible measure to prevent theft in and around the property. Tenants can also contribute by always locking communal areas such as the bicycle storage room, stroller room, basement storage units, garage, etc. Thank you.

U

Underfloor heating

The apartments are equipped with underfloor heating. Please note that any temperature adjustment you make will only be noticeable after approximately 2-3 hours. Underfloor heating systems are very slow to respond.

Ventilate

Tilt windows are not usually installed in new buildings these days due to the increased risk of mold growth. Furthermore, the heat loss during the colder months from permanently tilted windows is another argument against their use.

However, there are also understandable reasons that speak in favor of tilt windows. Some people only sleep with the windows closed, while others appreciate the gentle airflow provided by the tilt function during sleep. There are many other pros and cons.

From our perspective, tilt windows offer added comfort if tenants use them responsibly. Tilt windows are perfectly safe during the warmer months anyway.

During the heating season, we recommend using the tilt function only at night for sleeping. During the day, full ventilation makes more sense and saves energy.

There is a greater risk of mold growth because cool outside air constantly comes into contact with warm interior walls when the window is tilted. In any case, please do not leave windows tilted open when you are away on vacation – especially during the colder months.

Each apartment is equipped with a comfort ventilation unit. These units ensure a supply of filtered air without opening windows, especially in apartments located directly on busy streets. Ventilation units are usually installed in every room.

This isn't necessary on Sallenbachstrasse. Nevertheless, the decision was made to install at least one device. It's particularly beneficial for pollen allergy sufferers, as the devices have a pollen filter that is replaced annually.

Visitor parking

The tenants are aware of the rules and conditions.

Wash

Each apartment has a washer and dryer stack installed. For laundry that you don't want to dry in the dryer, a drying room is available in the basement. See Drying room


Waste paper / Cardboard

Waste paper will be collected every other Tuesday starting in 2026. The first collection will be on January 6, 2026.

Cardboard will be collected every Friday starting in 2026. The first collection will be on January 9, 2026. Please place your cardboard out the evening before collection, as it usually takes place early in the morning. see also
